What these figures mean

Observed current contracted rents, normalised to a weekly equivalent. They are gross portfolio averages, before fees, vacancy, maintenance, rates or other costs—not a forecast for your property.

The house + granny figure averages the combined current rents of verified main-house and granny leases at the same address. Only complete eligible pairs contribute; an unverified or inactive counterpart is excluded.

The rooming figure is the mean weekly-equivalent rent per verified occupied rental unit in the owner-defined rooming management category. It is not the rent for an entire rooming house or proof of statutory registration.

Managed counts are current rental records, not a count of tenants or surveyed legal dwellings. The granny count can exceed the number of complete rent pairs.

For each occupied street-address group, we add its verified active tenancy rents, then average those totals. Vacant address groups are excluded.

Weekly equivalent: monthly rent × 12 ÷ 52; fortnightly rent ÷ 2. These are contracted rents, not confirmed cash collected or net income.

How to read this dashboard

What counts as an address or a unit?

A managed unit is a current PropertyMe rental record with an active ownership. We group structured street number, street, suburb, state and postcode while excluding the explicit unit field. This is an address grouping for management analysis, not a title search, surveyed parcel or legal dwelling count.

What do the rent figures include?

Rent is the current amount on a verified active tenancy, normalised to a weekly equivalent. Address-level rent adds complete active tenancy rents within the same address group. Groups with unknown rent are excluded. Mean and median have separate labels. These figures do not deduct management fees, maintenance, vacancy, rates, utilities or other costs.

How is speed measured?

The operations register provides a first-inspection date and a rent-out date. Only eligible current rented records with both dates and a non-negative interval contribute. The API does not provide verified first-marketed and signed-lease dates, so that separate measure remains unavailable.

How are granny flats and rooming houses classified?

Granny flats use explicit operations-register tags and exact address matches. The owner confirmed that addresses with at least three managed units, or a structured unit numbered 3 or higher, are the rooming-house management category. That category takes precedence for the same unit. It is a business classification, not proof of statutory rooming-house registration. Split classifications still require explicit evidence; unknown is not zero.

How current and complete are the sources?

The connected PropertyMe portfolio is read through its documented current, rental, archived and all-tenancy collections. The operations register is read to its final page. These cover the connected systems, not every property ever handled by the business or every listing on a third-party portal. Each source retains its own timestamp. If a collector is offline, the last successful aggregate stays visible with its age.

What could your property become?

Check the options for a granny flat, then discuss the leasing and management plan for your address. Construction feasibility and rental management are separate decisions, connected by one property.
